Little Leap Retreat is a new development of 15-holiday homes with a private airfield and a lake in the townland of Leam Beg, six miles west of Enniskillen, in the heart of the Fermanagh Lakelands. The development will be located across 35 acres of land, mainly comprised of woodland and meadow, along with half a mile of lakeshore along Coolyermer Lough which is 45 acres in size and is completely private, with no public access. Residents will have access to the lake for swimming, boating and fishing.
Planning permission has been granted for fifteen three-bedroom holiday homes, along with one residential dwelling. One holiday home has been completed. There will be a range of onsite amenities including a multipurpose building, a private airstrip, fishery and a range of lakeside amenities and water sports facilities.
A large steel shed on the site has been earmarked for conversion into a multi-purpose facility. It will include a reception, a social area with lake views, catering facilities, and an indoor activity area that can be adapted for group events. An outdoor children’s play area will be provided nearby.
Little Leap will have a 585m x 18m grass airstrip, facilitating direct access to the site by light aircraft. The airstrip will be operated under the 28-day rule, which limits usage to 28 days per year. Pilots will still enjoy year-round access by using Enniskillen Airport, a fully serviced GA airfield nearby. Once the airstrip is installed, the developer will have the option to apply for a change of use of the land, thereby removing the usage restriction.
The development will own all rights to the fishing, and the use of the fishery will be the sole preserve of chalet owners and their guests. Lakeside amenities include a wood-fired sauna & lake plunge, a Scandinavian barbecue house (for all-weather barbecuing), an outdoor barbecue, a fire pit and picnic tables. Water sports facilities will include a swimming area, a boat slipway and a jetty. There will be a variety of footpaths including forest, meadow and lake-shore walks and allotments will be available for growing vegetables and fruit.
The first phase of five-holiday homes are available at £275,000 each, freehold. The price includes all the amenities and facilities described. This Air Park is separate from the one recently announced at Enniskillen Airport which has been warmly welcomed by the local council.
